OUR POLICIES

CHECK IN / CHECK OUT
Check-in time is anytime after 4:00 P.M. On the arrival day please go
directly to the home, a lock box is at the entry to unit. Directions and lock
box code will be faxed, e-mailed or mailed to you. Check out time is at
10:00 A.M. On your day of departure. If a LATE check out is requested,
please call 805 901 4753 at least 24 hours BEFORE original checkout. NO
GUARANTEE FOR LATE CHECK OUT

RESERVATION DEPOSIT
Payment for reservations require a rent deposit at the time of booking for
50% of the total amount due. The remainder is due 2 weeks (1 month for
holidays) prior to arrival date. If booking less than 2 weeks (1 month for
holidays) prior to arrival, the full amount will be charged.
You forfeit your reservation Deposit:
IF you cancel within 2 weeks or less ( 1 month or less during holiday
periods) during non-holiday periods. Booking another reservation within a
90 days is required to use any credits
There are NO cancellations due to weather or snow conditions
Also, there is no guarantee to the working order of Jacuzzis,saunas, and
also the reliability of the Internet You will be notified if there are ongoing
problems with ANY of these mentioned amenities.

SECURITY DEPOSIT
ANY damages that occur in the condo during your stay will be charged to
the card on file which is HELD as a SECURITY DEPOSIT. An IMMEDIATE
CHARGE of $300 is applied when a PET is found present in a NON PET
FRIENDLY unit. Stacking a unit is a reason for additional charges.

KEYS
Keys will be provided to the unit. All keys must be left in the unit upon
departure and a key in the lock box after locking the unit. In the event the
keys are lost or not left in the unit upon departure, a $50 charge will be
added to the Credit Card on file.

CLEANING
Please leave the home in the SAME condition as you arrived. Please start
your last load of dishes, trash to outside dumpster, lights off and heat
turned to LOW. This home is a non-smoking property. If the home is left
excessively dirty or in disarray or the furniture has been moved, the
cleaning fee will be doubled and charged to the Credit Card on file.  
Cleaning fee is based on amount of guests in unit.( $90-$160 and TAXED
AT 14%)

OCCUPANCY / USE
The owners of this home are fortunate to have the opportunity to have a
vacation rental with the City of Mammoth Lakes; with that, we follow the
guidelines of the Mammoth Lakes Transient Ordinance. We ask that you
have no more than the allowed guests specified for the unit and 2 cars (3
cars max for large unit, inquire please). We ask that you do not disturb,
annoy, endanger, or interfere with neighbors, nor use the premises for any
unlawful purpose.



FORGOTTEN ITEMS
Any belongings sent back to the renter will incur a charge of a minimum of
$20.00 and up depending on the weight and size of the item.

NDEMNIFICATION/HOLD HARMLESS
Tenant agrees to indemnify and hold harmless the Owner from and
against any liability for personal injury or property injury or property
damage sustained by any persons.
